Location

The Property is located at the south western end of the High Street. This area is secondary to the prime retailing pitch, which is located further north up the High Street, with a number of local businesses making up the surrounding area. To the West is Grosvenor Yard public car park and a public house (The Yard), with an Indian restaurant neighbouring occupying what once was a detached building; now abutting the south west flank wall of the subject property. To the north east and neighbouring the Property is King Edward VII Memorial Hall.

Property Detail

The Property measures at 0.689 acres or 0.279 hectares.
The original building dates back to the 1940/50’s and is of cavity brick and block construction. Facing onto the High Street, the Property has a Neo-Regency style frontage. The roof has parapet surround and some flat (asphalt or similar) covering, whilst there is also a shallow part hipped/pitched roof, although covering unknown.

Concrete surrounds the timber sash windows. There is a glazed atrium over the circular front projection. There is likely to be some steelwork in the original building but essentially, loads are taken down the inner leaf of cavity and internal structural loadbearing spine walls.

The rear extension was built in circa 1970 and is of steel frame construction. The frame is assumed to be non-galvanised given the age and we are unable to confirm the condition or quality of fixings, levels of corrosion etc. We have not had sight of a structural engineer’s report in relation to the structure of building as a whole and the bank should seek a copy from the Customer. The framework is brick clad and internal walls are a mixture of block and timber stud.
